Dear Residents,
We are pleased to announce that decisive action has been taken against Urang Property Management following months of unresolved issues affecting our building. After facing unreasonable service charges, poor maintenance, and a lack of transparency, weβve formally stepped in to protect the interests of all residents.
Why Are We Taking Action?
For months, residents have faced:
- π° Unjustifiable Service Charges: Residents have been billed for works that were either unnecessary or sub-par.
- β οΈ Neglected Maintenance: Several ongoing issues have remained unresolved, jeopardizing resident comfort and safety.
- π Lack of Transparency: Urang has failed to provide clear financial management or respond to residents’ concerns.
After several attempts to resolve these issues directly with Urang, it became evident that more formal action was necessary to ensure our rights as residents were respected.
What Weβve Done:
We have officially issued a Preliminary Notice under Section 22 of the Landlord and Tenant Act 1987 to challenge Urang’s continued management role. This notice also includes the following demands:
- π Comprehensive Review of Service Charges: We have called for a detailed breakdown of all service charges to determine if they are fair and reasonable.
- π Buildings Insurance Review: A full assessment of our buildings insurance to ensure we are not overpaying for inadequate coverage.
- π₯ Independent Fire Safety Assessment: Weβve demanded an independent EWS1 certificate to ensure compliance with fire safety regulations and protect resident safety.
- π Financial Transparency: Urang has been asked to provide invoices, receipts, and bank statements dating back to June 2021, so we can review their financial management.
- π Appointment of a New Manager: If these issues are not addressed within 30 days, we will apply to the First-tier Tribunal for a new property manager.
What This Means for You:
This step marks a significant move towards addressing the longstanding issues in our building. By taking formal action, we are holding Urang accountable and working towards:

- π’ A safer, better-maintained living environment for all.
Whatβs Next?
We are awaiting Urangβs response. If they fail to address our concerns, we will escalate the matter to the First-tier Tribunal. Our ultimate goal is to ensure that we have a management team that genuinely serves the residents’ best interests.
