🚨 URGENT UPDATE: Remediation Works, EWS1 & Your Right to Know

Dear Residents,

Ahead of the “Meet the Contractor” event on 29 May, it’s critical you understand the real risks surrounding the planned works by Regen Facades and Bellway.


✅ A Win for Residents

The Government has intervened following concerns raised by MCRA. Bellway is now required to use the correct fire risk report, and MHCLG will oversee their plans. This is a major step forward.


⚠️ The EWS1 Problem

Our EWS1 certificate (from Tri-Fire, Oct 2021) is now discredited. Both Tri-Fire and the engineer were suspended in 2025 over fraudulent reports. Most banks won’t accept it, yet no valid EWS1 has been issued.

Once scaffolding goes up in August 2025, a new EWS1 cannot be issued for 2+ years.


💸 The Financial Impact

  • No valid EWS1 = no mortgage, no sales
  • Insurance quotes have surged, with high excesses
  • Residents are trapped financially and legally exposed

🛑 What MCRA Is Doing

  • Legal action ongoing – Injunction filed; case will proceed
  • Cost recovery – £10k+ in legal costs sought, but we’ll waive them if a valid EWS1 is obtained
  • New managing agent – Over 80 votes secured to replace Urang with Parkfords
  • Tribunal action – Lift works consultation failed; FTT application being prepared

  • Submit your questions before 23 May
  • Demand answers on EWS1, project delays, and financial risk
