🏒 Urgent Update: Unlawful Lift Works & MCRA Legal Action

πŸ“… 30 April 2025

Dear Residents,

TTMC and Urang Property Management are proceeding with major lift works at The Maltings without proper consultation, ignoring over 30 formal objections from leaseholders.

⚠️ What’s Wrong

  • Leaseholders were already charged Β£21,000 in 2023 for lift upgrades
  • Block B was already upgraded, confirmed by independent inspection
  • Now we’re being charged again β€” with no explanation

⚠️ Safety Failures

  • Emergency call button in Block D was non-functional (reported Feb 2025)
  • No urgent action was taken until a resident became trapped
  • Still no clear explanation of the fault or repairs

βš–οΈ MCRA Legal Action Underway

  • Letter Before Action issued to TTMC & Urang
  • If ignored, emergency court injunction to be filed after 2 May
  • Escalated to:
    • First-tier Tribunal
    • HSE
    • The Property Institute (TPI)

πŸ›  We Support Repairs β€” But Done Right

We support necessary lift works β€” but they must be:
βœ… Fully consulted
βœ… Legally compliant
βœ… Transparent
βœ… Safe and financially justified

We will not allow unlawful charges or unsafe practices to continue.

In solidarity,
Maltings Close Residents’ Association (MCRA)
