External wall works must not proceed without a valid, independently verified EWS1.
To do otherwise puts your safety, property value, and ability to sell or remortgage at serious risk.
🚫 The Current EWS1 Is Invalid
- Issued by Adam Kiziak (Tri Fire) — since expelled for falsifying assessments
- Rejected by lenders, insurers, and government schemes
- Multiple sales at Maltings Close have already collapsed because of it
🔥 Why This Matters Now
- Once works begin (August 2025), no new EWS1 can be issued for up to 2 years
- That means no sales, no remortgages, higher insurance premiums
🏗️ Regen Can’t Build on a Flawed Safety Certificate
- Regen is relying on the discredited Tri Fire FRAEW
- They’ve excluded the more accurate PAS 9980 (Hydrock) report from their contract
- Proceeding without a valid FRAEW may breach Fire Safety & Building Safety law
⚖️ Legal and Regulatory Support
- Ministry of Housing confirms a valid FRAEW is required
- Health & Safety Executive issued a Prohibition Notice to Regen for unsafe practices
- Lenders, estate agents, surveyors and insurers all demand a new EWS1

✅ A new EWS1 from a qualified IFE-registered fire engineer
✅ The release of the Hydrock PAS 9980 fire risk survey
✅ Full transparency and a pause in works until these are in place
