⚖️ Court Confirms: Service Charge Demands Must Be Stayed Pending Tribunal Outcome


Dear Residents,

We want to update you on an important legal development in the ongoing disputes with Twelve Trees Management Company (TTMC) and their agents, Urang Property Management.


🔎 Where Things Stand

Urang have still failed to provide any evidence that they hold a valid management agreement authorising them to issue service charge demands since May 2022.

We asked Urang directly to:

  1. Confirm that they would immediately stay all recovery action pending the Tribunal’s outcome; and
  2. Provide documentary evidence of any management contract from 14 May 2022 onwards.

👉 Urang have failed to comply.

In her latest reply, Urang’s representative Ms. Delphine Michaud admitted that Urang are “not in a position to comment on, nor to interpret, the ruling” and that they merely act on “instructions of their client.”

This confirms what we have said all along: Urang cannot produce a contract giving them lawful authority.


⚖️ What the Judge Ordered

I personally represented our members in court, drafting witness statements and arguments which persuaded the Judge to order that:

👉 All claims relating to service charge arrears must be stayed pending the Tribunal outcome.

This means:

  • No enforcement or recovery action can be taken until the First-tier Tribunal (Property Chamber) rules on the disputes.
  • The ruling applies to all live proceedings.

đź’ˇ What This Means for You

If you receive any further demands or threats of enforcement:

  • They are not legally payable while proceedings are ongoing.
  • Urang and TTMC have no lawful authority and are only adding to their own costs liability.
  • Our collective position has been validated by the Court.

This ruling is a major win for residents. It shows that when we stand together and challenge unlawful service charge demands, the law is on our side.
