🔍 Overview

Following the Regen Facades public meeting on 29 May 2025, significant concerns have arisen regarding the credibility of Regen, TTMC, Urang, and Bellway. The Maltings Close Residents’ Association (MCRA) has taken steps to address misleading claims and demand transparency.


📢 Key Updates

1. Bellway Confirms Tri-Fire Report Is Invalid

Bellway’s Director, Bill Keneally, acknowledged:

“Due to EWS fraud claims surrounding Tri-Fire, it is Bellway’s policy not to use any reports produced by Tri-Fire. Surveys that do not meet all or some of [the PAS 9980] criteria will require a new survey.”

This admission validates MCRA’s longstanding position that the Tri-Fire report by Adam Kiziak is unsafe and unusable for building safety or EWS1 purposes.

2. Hydrock PAS 9980 Report Withheld

Bellway claims to have commissioned Hydrock for a compliant PAS 9980 Fire Risk Appraisal. However, this report has not been shared with residents. MCRA has issued a formal legal demand for disclosure under CPR Part 31, with a deadline of 5 June 2025.

3. Potential to Unlock EWS1 Certification

If the Hydrock PAS 9980 report is disclosed:

  • A qualified fire engineer could issue a valid EWS1 without repeating the survey.
  • The cost would be minimal, as the previous Tri-Fire survey in 2021 cost approximately ÂŁ8,000.
  • No intrusive works or new FRAEW would be needed.

Despite this, Bellway and TTMC are blocking this path forward, leaving residents in unsellable and unmortgageable homes.

4. Questionable Claims by Regen

Regen’s Operations Director, Nik Vincent, stated:

“Case Study 1 was successfully completed in December 2024. It took approximately four years to complete and involved… over 600 apartments across nine residential buildings.”

However, Companies House records show Regen was only incorporated in 2023, raising concerns about the accuracy of this claim and potential undisclosed corporate links.

5. TTMC’s Refusal to Commission New EWS1

TTMC’s director, Tom Squires, mentioned:

“It costs of the order of 20 grand to do another survey… we really don’t want to spend 20 grand on another survey that’s completely useless.”

MCRA disputes this figure, noting the original Tri-Fire survey cost around ÂŁ8,000. With the Hydrock survey already completed, a new EWS1 could be issued at a significantly lower cost.
