🏠 What’s going on with Twelve Trees (Bromley‑by‑Bow) Management Company Ltd (TTMC)

  • TTMC is very likely to be wound up — a hearing to consider the winding-up petition is scheduled for 22 December 2025.  
  • Creditors claim TTMC owes over ÂŁ400,000 in total (one major claim alone is more than ÂŁ361,000).  
  • If a winding-up order is made, TTMC’s bank accounts may be frozen — meaning service-charge payments made via TTMC could become unrecoverable. Residents are being warned to consider this risk before making any further payments.  

🔁 What happens next — management and rights

  • The property’s landlord, Chime Properties, will automatically take over management responsibilities if TTMC is liquidated. According to the newsletter, this is a legal duty under the existing leases.  
  • An ongoing application by the resident-led body Maltings Close Right to Manage Company (MCRMC) for “Right to Manage” (RTM) will continue unaffected. If granted, MCRMC will become the new managing company, giving residents direct control of management functions under the leases.  
  • Importantly: the newsletter states there’s no reason to believe that flat sales will be affected by the winding-up proceedings.  
  • Also: for any sales due to complete soon, residents should not be required to pay outstanding disputed service charges — thanks to a prior order from DJ Chakravarty (13 Aug 2025) and ongoing tribunal proceedings.  

⚠️ What residents should watch out for

  • Don’t assume paying service charges through TTMC is safe — funds might be frozen by the Court, and payments may not be recoverable.  
  • Keep an eye on the liquidation outcome after the 22 Dec hearing. If TTMC is wound up, management responsibilities will shift — first to Chime Properties, then potentially to MCRMC if RTM is granted.
  • If you’re selling a flat soon — good news: the update says sale completions and associated payments should be unaffected. But make sure your solicitor is aware of the status of service-charge disputes and the protections in place.
